Labor: The most essential part of a rehab project is a good team. Not only will investors need a contractor, but they are likely to need an attorney, real estate agent, and lenders. Each of these will be associated with various costs.
Purchase Price: The initial purchase price of a property is the foundation of a rehabbing budget, as it influences everything from the loan required to the future return on investment.
Lender Fees: Depending on how the property is financed, different lender fees could be required. More often than not, these will cover paperwork, title searches, and other costs associated with property purchases.
Ownership Costs: Do not forget to account for holding costs when estimating the overall budget for rehab costs. This includes the costs of utilities, property taxes, and overall upkeep during the rehab and selling process.

It is a pleasure to write a recommendation for the professional and commendable work American Home Builders & Design provided us when we inherited a home, while we live out of state. This home, located in Branford, CT, was in need of a major updating before it could be sold. We originally asked Brad and Rob to give us a quick opinion to simply fix a few things in an attempt to sell the property quickly. Brad and Rob spent time taking a look at the property and meeting with us to determine the best course of action that would benefit us the most. They proposed all options to us, but they gave their recommendation based on their exceptional track record of rehabbing distressed properties and selling for significant profit. They convinced us that investing money in a more significant renovation would result in a quicker and more significant sale price. They proposed an amount which was more than reasonable and they guaranteed I would not have to worry about anything. They were able to do everything without us needing to be available frequently. They literally took care of everything starting from emptying the house all the way to getting the house sold through their preferred real estate agent. The whole process took 4 months and we were able to walk away with a substantial amount of money upon closing, approximately $150,000 more than if we tried to sell it as is. They knew exactly what to do, how to do it exceptionally well, and turn an ugly duckling into a swan. Their workmanship was top notch, their aesthetic choices were also phenomenal, and the process from our perspective was seamless. Needless to say the house sold in a day above asking price! Therefore, we would highly recommend American Home Builders & Design given our experience.
